About this service
A water heater leak is one of those faults that gets more expensive every hour you leave it. Almost every call starts the same way: someone walks into the garage, finds a puddle, and assumes the worst. In fairness that is the right instinct — but it is wrong more often than it is right. The majority of the leaks we are called to in Rocklin are valves and fittings, and those are cheap, quick, permanent repairs. Only a minority are the tank itself.
The difference between those two outcomes is a few hundred dollars versus a few thousand, so it is worth getting an actual diagnosis rather than a guess over the phone. That is what this visit is. We find the source, show it to you, and give you the written number for the fix before we touch anything. If the answer is that the tank is gone, we say so plainly and put the replacement figure next to it, so you can decide with both numbers in front of you.
We answer the phone around the clock, and we provide water heater leak diagnosis and repair for Rocklin homeowners, including emergency service when we have availability. If you have shut the inlet valve and the heat, you have already done the part that limits the damage. Everything after that can be done properly rather than in a panic.
Our standard
Gravity makes every leak look like a bottom-of-tank leak if you start at the floor, so the diagnosis comes before the price and the price comes before the work.
Licensed and fully insured, and every replacement permitted through the City of Rocklin.
No sealant tricks, no patching a perforated vessel to get you through the week. If it is terminal you hear it on the first visit.
Relief valves, drain valves, nipples, flex lines, gaskets and expansion tanks — so most leak calls finish the same day.
A written number you approve, and an invoice that matches it. The diagnostic fee is credited against the repair.
From call to complete
Water off, gas or breaker off, area cleared. If the tank is scalding we let it cool or drain it down safely rather than working around it.
We towel the whole unit down, then work from the inlet and outlet nipples, unions and flex lines downward. A dry jacket shows a fresh drip within minutes.
A gauge on a hose bibb tells us static street pressure and whether thermal expansion is spiking it. Anything over about 80 psi is above the commonly recommended residential limit and needs investigating — high pressure and thermal expansion can both contribute to T&P discharge, though the actual cause still has to be diagnosed. The fix is usually a pressure-reducing valve rather than another relief valve.
We confirm the relief valve seats, that the discharge pipe is routed to code, and tap-test the expansion tank — a waterlogged one is doing nothing at all.
Rust staining on the base, a stained pan and corrosion around the burner skirt tell us how long this has been going on and whether the tank is still sound.
Repairable, repairable but not worth it, or terminal. Written price either way, and the decision is yours.
Step 01
Make it safeWater off, gas or breaker off, area cleared. If the tank is scalding we let it cool or drain it down safely rather than working around it.
What is included
Everything bolted to the outside of a water heater is a part, and parts get replaced — normally on the first visit, because we carry them on the van.
A discharging T&P valve or a weeping drain spigot. Both are repairable, and so is the pressure or temperature problem behind a relief valve that keeps opening.
The threaded connections on top, the braided or corrugated supply lines and their unions. A classic top-down leak that masquerades as a tank failure.
The fiber seals behind the upper and lower elements harden with age and heat cycling. Replacing the element and gasket rescues an otherwise healthy tank.
A waterlogged expansion tank or high incoming street pressure works every joint in the system. A correctly charged tank, and a pressure-reducing valve where the pressure needs it.
Only do the following if you can reach the heater safely and there is no gas smell, no electrical hazard and no standing water near electrical equipment. If you smell gas, leave the property and call your gas utility or 911 from a safe place. Do not touch wet electrical equipment — call us and we will talk you through it.
Active leak? Call (916) 270-0948 now
We can talk you through the safe shutdown steps while help is on the way.
Then move anything that can be damaged — boxes, carpet, stored belongings — out of the path of the water, and take a few photos before anyone mops up. Those photos matter if you end up making an insurance claim. Call (916) 270-0948 and we will talk you through the rest.
Leak sources
Water travels: a leak at the top runs down the jacket and shows at the base, which is why sound tanks get condemned.
The valve is not the fault — it is reporting one. Excess temperature or pressure, no working expansion tank, or a valve too scaled to re-seat.
A weep from the spigot at the bottom front, often right after a DIY flush. Plastic valves stop sealing once sediment passes the washer. Cheap, same-visit repair.
Dissimilar metals plus water means galvanic corrosion, and the dielectric nipples give up. A top-down leak routinely mistaken for tank failure. Repairable.
Braided or corrugated supply lines loosen, split or corrode. The easiest leak to fix and the most often missed — it hides behind the straps.
Beads on cold piping and the jacket on a cold morning, or a refilled tank sweating. General dampness, not a growing wet spot.
Clean water under the center with nothing wet above it. The glass lining has failed and the steel is rusting through — no sealant, weld or patch is a legitimate repair. Replacement →
Electric units
Two leak points gas units do not have, and one hazard worth respecting.
Tankless
No storage vessel to rust through, so most tankless leaks are repairable.
A cracked exchanger or major internal failure can still make replacement the better option — model, warranty and repair cost decide it.
Repair or terminal
We would far rather sell a $200 valve than a $2,500 tank. A physical distinction, not a sales one.
Age is the tiebreaker. Under eight years, repair the fitting. Past twelve, if the repair is over about half the cost of a new install, replace it before it fails on a weekend.
Water damage
Where the heater sits decides what a slow drip costs you.
Hard floor, usually a drain nearby. The good scenario — you spot it early and nothing valuable gets wet.
Often no pan, a pan with no drain line, or one that rusted out years ago. Remediation on a wall cavity costs more than the heater did.
Water wicks under laminate and engineered wood and reaches the subfloor long before anyone notices a smell.
A slow leak is also the kind insurers push back on, because it was gradual. Call the day you see water and keep the problem at the cost of a valve.
Prevention
Leaks are mostly a maintenance story — three checks, about the cost of one valve repair.
Sediment traps heat against the bottom of the tank and accelerates corrosion. Flushing it out is the biggest single win.
A consumable part nobody thinks about. Once it is spent, the glass lining takes the abuse instead.
High street pressure works every joint. We read static pressure, tap-test the expansion tank and check the pan drains.

Real results
Water heater leak repair
A T&P valve dribbling into its discharge pipe near the floor — the valve reporting a fault rather than being one. A thermostat set too high, a waterlogged expansion tank or high street pressure behind it.
After: Static pressure measured at a hose bibb, the expansion tank tap-tested and the cause fixed — a correctly charged tank, or a pressure-reducing valve where the incoming pressure needed one — rather than another relief valve fitted on top of the same problem.

Water heater leak repair
A plastic drain spigot at the bottom front that stopped sealing once sediment worked past the washer — often starting straight after a DIY flush.
After: Valve replaced on the same visit at a fraction of the cost of a new unit, with the pan and drain line checked while the unit was isolated.

Water heater leak repair
A puddle at the base of an older tank with corroded nipples and unions above it — water tracking down the outside of the jacket, hidden behind the straps and an insulation wrap.
After: Unit dried down and traced from the top, the corroded connections and flex lines replaced, and the tank kept. Where the water is instead coming from the body of the tank we say so plainly and quote the replacement.

Where the water is coming from decides whether this is a valve or a new heater, so that is the first thing we establish.
Ask a technician →Water travels, so a leak at the top of a tank appears at the base. We dry the unit down and work from the nipples, unions and flex lines downward rather than guessing from the floor.
The valve is reporting excess temperature or pressure, a missing or waterlogged expansion tank, or high street pressure. Never cap or plug it — we diagnose the cause instead.
Clean water under the center of the unit with nothing wet above it means the lining has failed and the steel is corroding through. No sealant or patch is a legitimate repair, so we price the replacement alongside it.

Proof you can check
It depends where the water is coming from. A slow weep from the T&P valve or a fitting is urgent but not a crisis — shut the cold inlet valve and book a visit. Water pooling under the middle of the tank is an emergency, because that is the inner tank corroded through and there is no way to predict when it will open up completely. A 50 gallon tank emptying across a finished floor is an expensive afternoon.
There are three realistic causes. The drain valve at the bottom is weeping past its washer — cheap and repairable. A lower element gasket on an electric unit is seeping — also repairable. Or the glass lining inside the steel tank has failed and the tank is rusting through from the inside, which shows up as clean water appearing under the center of the unit with nothing wet above it. The third one is not repairable at any price. The tank has to be replaced.
Usually, yes. Most leaks we are called to in Rocklin turn out to be valves, nipples, flex connectors, unions or a T&P discharge, and all of those are straightforward repairs costing a fraction of a new unit. The one exception is the tank itself. Once the vessel is perforated, welding, epoxy and sealants are all wasted money — the lining cannot be restored and the leak only grows.
The temperature and pressure relief valve is doing its job: a residential T&P valve typically opens when the water temperature approaches 210F or pressure reaches its rated limit, commonly 150 psi. The usual culprits are a thermostat set far too high, a failed gas control valve, a missing or waterlogged thermal expansion tank, or high incoming street pressure. Sometimes the valve itself has scaled up and no longer seats. Never cap or plug a discharging T&P valve — it is the only thing standing between a pressurised tank and a serious failure. Get the cause diagnosed instead.
Most leak repairs land between $150 and $650. A drain valve or T&P valve replacement is at the low end, nipples, unions and flex connectors sit in the middle, and an expansion tank or a pressure-reducing valve to fix the underlying pressure problem is at the top. If the tank itself has failed you are looking at replacement instead, typically $1,400 to $3,600 installed and permitted. You get the number in writing before any work starts.
We are plumbers, not adjusters, so treat this as general guidance only. Coverage depends on your individual policy, the cause of the leak and the circumstances of the damage, so confirm it with your provider. Broadly, policies often treat sudden and accidental damage differently from damage that built up slowly from a leak that was already known about. That second exclusion is the reason not to sit on a drip. Photograph everything before anyone mops up, keep our written diagnosis and invoice, and call your carrier the same day.
Do not assume a leaking water heater is safe to leave unattended. Shut off the water supply if it is safe to do so, follow the shutdown precautions above, and arrange a prompt inspection. If the leak is from the tank body, treat it as hours rather than days — and do not leave the house with the water on. Corroded tanks fail progressively and then suddenly.
Condensation is common on a cold morning, on a newly refilled tank, and on high-efficiency units, and it shows as beads on the cold piping and the outside of the jacket rather than a trail. The test is simple: dry everything completely, lay dry paper towel under the unit, and check an hour later. Condensation returns as light general dampness. A leak returns as a wet patch in one spot that grows.
On an electric unit the extra suspects are the two element gaskets. The fiber gasket behind an element hardens over the years, and a tiny seep turns into a steady trickle that runs down the jacket and appears at the base. It is a cheap fix if caught early, and it is worth catching early — water tracking across a live element and its wiring is an electrical hazard, so switch the breaker off before you investigate.
